Default Recurring Maintenance Issue

I live in Houston, TX. In the past 10 weeks, my AC has stopped cooling SIX TIMES! Each time, I contact management, and someone comes to fix the problem with in 24 hours, however, this issue is recurring. Is there anything I can do??

Write them a letter that says:

"You have been out 6 times to fix the A/C, on the following dates: xx/xx/xx, yy/yy/yy, zz/zz/zz. Although I really appreciate your promptness in resolving this issue as it comes up each time, at this point I think it is necessary to simply replace the A/C unit in order to ensure that it functions properly from here on out. I can't really be expected to tolerate this thing breaking down on a regular basis, and while I understand it is not your fault that it is breaking, it is important that you take action of replacing the unit to keep this from happening in the future.

From here on, I will be deducting $15/day from my rent payments for time periods during which the A/C does not work."

Then deduct 15/day from the rent payments for periods during which AC isn't working.

They are fixing it. Maybe you can ask for another one. But you need to refer to the lease for guidance on this.
