Default PA Landlord/Tenant Question

this morning our landlord knocked on the door, handed us a letter and said we were evicted. When asked the reason, he stated it was 'all in the letter'. The letter simply states the date which we must be out (Aug 31). No reason for the eviction was given either verbally or in writing.

After searching, all sites say there must be a reason given by the landlord for wanting us out.

What are our options at this point? We are worried that something may be made up between now and then to justify this.

update... we are still under a self-renewing lease since May 1,2002. The lease states that it renews every year for a period of one year. His letter to us stated he is terminating the lease. He will not return phone calls to us.

We have had neighbor problems before, one neighbor in particular who is a divorced high level radio personality in our area and has 3 weekend kids. He's 46 and his live in girlfriend is about 23. They will run wildly throughout his place, jump, yell, bring guitars and drums. They range between 10-13 yrs. He lets them alone when he works. We had the police over about a year ago for the noise and were told by the landlord that we had to work it out ourselves and that we were no longer allowed to report them.

The entire complex has a 'no planting' clause, meaning no planting in the area in front of the unit. Yet his looks like the unmowed median strip you would see on a four lane highway, and the landlord does nothing about it.

Because we have pets, finding a new place will be next to impossible, especially as nice and modern as this one.

We're looking for options since he is breaking the lease without explaining why.

Read your lease. It sounds like your lease is not being terminated, or else the landlord is providing notice that your lease is being terminated. most leases will have clauses about how both parties can end the lease and maybe yours states that the landlord must provide notice in writing so many days before the termination is to beecome effective. So I doubt this is an eviction, but in reality a termination of the lease. And if the lease allows for termination in this manner, then if you do not move, the landlord can sue for legal eviction in court.

b) we can terminate any time with 60 day notice

there is NOTHING (verified by an attorney) that states he can terminate the lease, not even at the end of the term.

it will be interesting, since the attorney advised us not to pack up and go. send the rent check. if it's returned, send it again certified. if returned a second time, put it in escrow. But do not leave if we have nowhere else to go.
pets are an issue here in PA

When was the lease supposed to expire? May 2006? If so, then just stay put and do exactly what the attorney said to do with the check.
