View Full Version : Question for Mr. Weiss about Mortgage loan after BK

Hello Brett my question is this, I was discharged in August of this
year and my wife was NOT included in the BK. I was wondering if it
were possible to get a home loan earlier that 2 years if we were to
use her credit and mine to get the loan, or if we could just use her
credit to get the loan. If you had any other suggestions that I may be
able to use I would appreciate it.

There is no bar to seeking a mortgage sooner than 2 years; that
is just the rule of thumb before most people will be able to
requalify (assuming their post-BR credit is good). If your wife
alone applies, your credit would be irrelevant.

Ian,

Generally, you do not have to wait two years. Only have to wait when
applying for a conventional loan, then it might be up to three or four
pending on the lender. Pending on the Chapter of BK. filed you may be able
to refinance immediately as long as you are current on the mortgage and
any credit item showing late is included in the BK.

If your wife can qualify credit wise and financially for a loan on her
own, then there will be no barrier.

just remember she would have to qualify for the mortgage based on her income
alone. Unless you live in a community property state
