Approximately 2 years ago I lost property in Colorado to foreclosure. The property included 40 acres with a home and buildings. I also had a mobile home on the property which I still have title to and am still paying taxes on. As soon as the property sale took place (the property actually didn't sell and was retained by the mortgage holder) the property was fenced off and all structures, including the mobile home, had hasps attached and were padlocked. I tried to contact the mortgage holder during the foreclosure process concerning removal of the mobile home. (I couldn't schedule a removal prior to the sale) I was told that the paper had been sold to another mortgage company while the property was in foreclosure. I contacted that mortgage company and they claimed to have no knowledge of this. I have tried several times to contact someone that can give me the OK to recover the mobile home, but a runaround ensues each time. The property was recently sold and is being occupied, including the mobile home. I've found that the new purchasers bought the property from yet a different company.
Bottom line, do I have any rights to the mobile home? If so, how do I proceed? Thanks to anyone that can help!

At this point in time, difficult to say. I suggest consulting a CO real estate attorney. Your problem- failure to remove the property and failure to take legal action to get the mobile home removed. However, the subsequent parties are likely bona fide purchasers for value, meaning they will likely trump your claims in court since you did not try to make legal claims in a timely manner for the mobile home.
