My wife and I refinanced our home with Ameriquest mortgage approx. 2 years ago. We have a mobile home on 1/2 acre lot in Greene County in Tennessee. First of all Ameriquest overinflated the appraisal during the refi process. And when the loan was funded the bank sent the title for the home to us. All leins had been signed off and it had been notorized. Last year we had some problems, medical bills, lay off, and eventually we seperated. During this period my wife and children were in the house and we got behind on our payments. The house went into foreclosure, we tried to work something out with Ameriquest but could not afford what they proposed. Last Thursday was the foreclosure sale. We went to the corthouse but there was no sale and no one showed up. Apparently AMC mortgage rebought the house. My question is this. Is there anything I can do about the house. From what I gather Ameriquest owns the lot but I own the house since I have a clear title to it. Also is there any way that we can approach Ameriquest about letting us pay "rent" until the house sells. We are trying to get an attorney to try and redeem the mortgage. I am trying to buy some time until I get money together to pay for an attorney. Any help you can give me on this subject will be greatly appreciated.

Well, if they bought the house at foreclosure sale, they probably own it or have some kind of ownership rights, but you may have redemption rights depending on the state that you are in if you can pay back the indebtedness within the redemption period. I suggest taht you consult a local real estate attorney. It is not unusual for a lender to purchase a property that they foreclosed on.
