I have a 1 year lease with my landlord. I am looking to move out after my college classes are done, since I will no longer be going to college in that area anymore.
My problem is that I asked the property manager about early termination <2 months in advance of when I want to move out> I was told that there is no early termination clause in the lease and that I would have to pay a penalty fee equal to 2 months rent if I decided to terminate my lease early,though I thought I remembered one in when I signed it. My lease is at my permanant address file away. I asked them if they had a cop of my lease in the office, which they didn't, nor did they have a blank copy of the lease the use.
I am looking for any help I can get on this matter. Anything I could do to get out of my lease without having to pay for 2-3 months rent,for time I would not need to be here.
Gee, did you think you were going to be there for the full year when you signed the lease? I can't help but think that you knew all along you were going to cut out at the end of the school year and try and get out of paying your rent for the last 2 months. If you live in a college town, your landlord has probably been through this every year so I assume there is no early termination clause in your lease, he would be hurting himself in the long run. But, if you think there is track down your copy of the lease.

I have been at my apartment since august of 2004<not my first year>. Also I was not able to get an intership in the area so it is not in my best interest to keep an apartment that I no longer have use for. The lease renews to a full year lease after every year. Getting any information out of this property manager is like pulling teeth.
The property managers have changed since I originally signed my lease and They are rarely at the office during the day.
So far the best option for me to pursue a mutual release
side note::::
Also, I just found out that the owner of the compex I am in is now on trial for paying a ugi employee to tamper with gas meters,taking over 1 million dollars worth of gas from UGI<just thought this was interesting>
Also on another note. I read in another post from landlord1 who had tenant with bad creditand asked for 2 months security deposit. Is that only for longer term leases than 1 year, a ratio thing, or is it just after 2 years of living in the dwelling?
Since I waas a student I had to have a cosigner sign the lease and provide 2 months security deposit.

You need to go find the lease and read it. No one on here can really help you because you need to know what the lease says to see if you can break the lease and the penalties for doing so.

The terms under which you can terminate your lease are contained in the lease itself, so the best advice we can give you is to read your lease.
