I live in Oklahoma City, Oklahoma. Last week I came home to my apartment around 9:30 p.m. to find that it had been flooded due to a washing machine hose exploding in the apartment above me. All the padding under the carpet in most of my bedroom, hallway, and part of my dining room had been removed and half of the ceiling in my bedroom was ruined. I had been gone since 6:30 a.m. that day at work. The flood happened earlier in the day and I did not receive one phone call to my cell phone or a message telling of the incident. So when I came home that night, it was a surprise to me. Well it has been six days and the repairs have not been made yet. I talked to the manager about getting some of my rent knocked off since my apartment was not in a livable condition. She told me that there was nothing she could do. Is there some sort of compensation for me being out of my apartment for almost a week or not? Thanks.

Not enough information to be able to reply; I suggest that you review your lease to see if it addresses this kind of situation. Also, it could be that they were dealing with the problem above so did not call you. At this point, I think they should have taken up the wet carpet to at least let things dry out because they cannot really do anything until then. But I just responded to a post about a tenant upset because the landlord entered the unit to do repairs, so maybe since you are not available during the day no one wants to come into your unit to do anything for fear you might complain, so it becomes a vicsious circle. You may need to give written authorization for them to enter your unit while you are at work and not there to do anything, and that may go a long way toward helping things.
