Our Lease Agreement Ends In Oct '06, But The Landlord Just Told Us He's Putting The House On The Market. In Our Agreement It Says They Can Show The Show To Realtors, But It Doesn't Say Anything Else About If He Was To Put It Up For Sale. Question Is: Do We Have To Leave If He Sells The House Before The Lease Is Up? And If We Do Does He Have To Compensate Us Somehow For Him Breaking The Contract? Thanks Nancy

A rental lease for a fixed term does not end when there is a new owner. What I'm trying to say is the owner has to honor the lease and it's terms until the lease ends. But they do not have to renew the lease. If your lease is up before the ownership changes you might want to renew the lease with the current owner to make sure that even though the house is sold the new owner will have to honor your lease. Double check with a real estate agent in your area.

Any sale should be subject to tenant's rights, but that being said, you may want to try to get a mutual release signed that will let you terminate the lease and leave if you want to do that without penalty.
