View Full Version : Did I buy useless land?

My wife and I bought 5 acres of land this winter. It has a creek going through it and about half of the land is in the 100 and 500 year flood plain. Now that it is spring and we would like to build on it, the builder and I have gone out to see how wet the ground is. After digging a 4 foot hole in the ground, it starts to fill with water. We are beginning to wonder if this land is not suitable to build on. I haven't looked into anything regarding this, but I was just thinking about it. Any advice?

Maybe you should have investigated this prior to buying the land; most lenders do a flood cert check as a matter of course. Cannot answer if land is useless as there are techniques to build in flood plains, usually on stilts or at an elevated height. You will have to do investigation and consult local building codes and best practices.
