I have been renting a house for the past 3 1/2 years in PA. I have never signed a lease. We have had a verbal agreement to my rent and conditions. Today, without any previous notice, I received a letter from my landlords attorney stating that he has decided to sell the house and I need to be out of the house in 30 days from the date on the letter. This is giving me 3 weeks and a couple days to find a new place and move. If I am reading correctly from an online landlord/tenant guide, it looks like I should have received 60-90 days notice because I have have rented from him for longer than 1 year. Is this accurate? I am a single mom, working full time. I am trying to find a new place and get ready to move, but this is not giving me much time to work with. I would appreciate any insight to this situation.

Varies from state to state, but your problem is that you have no lease and it sounds like the arrangement has been a month to month lease, so if that is a reasonable interpretation of the arrangement (and only you know this and the owner), then 30 days notice is appropriate, but if has been a yearly tenancy arrangement, then unless there is an agreement by both parties as to termination usually 60 days notice is required. Most situations like this are considered month to month, so I don't think the 30 days notice is unreasonable, but if you need it, ask for a few days on the grounds that the you want the time to start as of the date that you received the notice. The problem here is really that whatever happened is not provable by you because there is no lease, so if the owner interprets that arrangement as a month to month and you interpret it as yearly, then who knows. IT is a gray area. Regardless, time to move on and try to negotiate a move out favorable to you is my suggestion as well as to visit a local attorney to get their ideas.
