My grandparents had a piece of land 10 acres. I found a deed where my grandparent deeded land to my aunt. My grandfater passed away in the 60's. My grandmother continued living on land. My anut passed away in the early 90's with a will, giving land to her daughter. My grandmother started paying taxes on land when my anut passed away. My grandmother passed away in the late 90's with a will, giving land to my mother. My mother has been living on land for the past 10 years and has been paying taxes on land. I moved on land over 5 years ago. Now cousins are trying to take over land.

Since my mother has been paying taxes would adverse possession take in affect?

You need to go to the courthouse and find out what has been recorded. Then go to the probate court and see what they have on file with your aunt and grandparents. It depends on who owned the land when they died and whether the property was ever transferred. After you have copies of all the paperwork, make an appointment with a real estate attorney and pay him for an hour of his time. State laws differ and you need someone local.

Complicated.
Sounds like aunt was legal owner subject to life estate of grandparents; not sure Grandma had anything conveyable since life estate would not have been conveyable. These other issues are complicated and likely create an equitable situation moreso than adverse possession. From what you are sayingI suggest that you consult a local real estae attorney.

Maybe, maybe not. The fact she found the deed may indicate that it was never delivered to the aunt and is void. It depends on whether the deed was ever recorded. No way to sort it out until the records are searched.
