I have a question. I live in atlanta and my lease is due to expire on march 19. I just recieved the renewal options dated march 6 ( yes its not march 6 yet). I originally planned on staying at the apartment, however, they have increased the rent from 525 to 643 per month for the new lease. This is out of my budget. It also states on the letter that i need to inform the office 60 days prior to moving out, which would have been in January. What are the laws regardign this situation. Don't they have to inform me of a rent increase ( the renewal forms) prior to me having to give a 60 day notice. Meaning, should they ahve provided me this " renewal election form" in January. Thank you very much for any replies.

they should have informed you in january if you opt to renew your lease it will be a rent increase. read your lease, some have a clause for renewal terms.

Under the circumstances, they should not enforce the notice provision because you did not receive adequate notice, nor should the rent increase be effective for 60 days. If they do not agree to this, then you should take them to court if they try anything other than that but make sure to have proof of non-receipt of the new lease until 13 days prior.
