I have a contract for deed with a private party in minnesota. Last friday, their son came to my house and verbally told me that we have to move out or pay up in a week because I am delinquent a few payments because of job loss. I haven't recieved a written notice or even a phone call from the owners, just their son and his wife. Can they do this? I have only $2,850 left out of $11,500. I put down $8,000 to start. Please help! I need to know my rights!

Unless your contract allows for self help, which I doubt it does, they likely need to file a foreclosure action against you. Go consult an attorney and if they persist in this manner, you may need to get an injunction against them. And on a practical note, if you have been paying on time and even if you are just a little behind, see about possibly refinancing the land contract to a mortgage where you have the ownership interest and the mortgage company has a security interest.
