1. Can a landlord file a writ of sequestration on property that do not belong to his/her tenant in the state of Louisiana?

A writ of sequestration is to seize property. If the landlord is seeking to ensure that he can legally seize and dispose of tenant possessions left behind, I can see why a landlord would seek a writ of sequestration if the lease terms do not grant him that right.

Is there any law or statute that gives a time frame in which a landlord must complete any or all repairs as reported by the tenant?? ie: I submitted a list, in writing, to my porperty manager for maintenance issues to be remedied, back in JAN!! Some of which have not yet been completed or have been left unacceptable. Would I be within my rights to terminate my lease agreement on this basis?
