Hi Everyone - I had tenants recently move out of my House and leave considerable damage behind including improperly patched/painted walls, damaged light fixtures, a damaged porch, piles of trash, etc. I think that the cost of these repairs will exceed the amount of the security deposit that I have from them (although I don't know by how much yet) - is small claims court the best course of action if the damages significantly exceed the deposit?
