Hi. I have some questions about appropriate times to break a lease. My roommate's window was smashed when she got home a week ago, and there is evidence that it was an attempted break in.

We all want to move, but our landlord is saying that because we signed a lease, we still have to pay the remainder of the balance. We have until April 30th to go on the lease.

In doing my research, i found that RI laws require a lease to include provisions for early termination, however, our lease doesn't have them.

We are not in default on our rent payments, and we have not damaged the property or been complained about. We are good tenants and we keep our place clean and don't bother the other tenants. We have had a good relationship so far with our landlord, and would rent from them again, however, we simply can't stay in a place that has been damaged. We have not even slept there since November 10th. Do we have any recourse?

Landlords are usually required to keep the place in repair, and keep it secure against entry by criminals. So if the window is broken, and has not been repaired, this is not only not in good repair, but if it allows criminals to enter, it is not secure.
