I'm renting a trailor in georgia and I've come across several problems which the owners have thus far repaired. but recently my waterheater has gone out and upon inquiring when a repair tech could be sent out to my home to see whats wrong I was told that I only have a 30 day warrenty on the place and all repairs fall on me now! I have talked to several people about this and everybody has told me that it actually falls on the owner not the renter for repairs. What can i do?

funny thing about the lease... the original that i signed was supposedly lost when the office manager was found out to have been pocketing rent money and not reporting the tenants the the property owner. so technicly there is no signed lease at this time. but your saying that if its in the lease that I am responcible for the repairs then i can't do anything about it?
