Are you the tenant or the landlord? What does the lease agreement state regarding early cancellation?

If you are the tenant, you're bound by the lease agreement you signed (if applicable). If there is no clause for early termination and you vacate, you are responsible for rent payments until the landlord re-rents the unit. The landlord must, however, attempt to rent the unit as quickly as possible.
