My landlord lives 2 houses down, and has a truck and a 3 car detached garage on the property.
They keep coming here at ALL hours of the day and night without a phonecall or ANY advanced notice. I have asked them repeatedly to please call, and today the landlord and her kids (twenty somethings) to please give us notice b4 you come over. My mother was watching my kids when they came over (no car in driveway) and my mom freaked and called me saying she wanted to call police.
Landlord stated its Her house and property and she will come at will.

This being said, how do I properly terminate the lease so I am not getting penalized. I cannot stay here bc I have small children and do not trust them, plus there is NO privacy. THey are here a lot.

Also, electric in my daughters bedroom doesn't work. somehow they wired it to the bathroom lights so her light only goes on when the bathroom lights are on, and there is no range hood above the stove and washer is broke. Told her numerous times, and nothing done. I just want to leave. I can't handle this. Please help me.

Get the housing inspector out there.

I know here in Michigan that the landlord has to give you 24 hours notice before entering the property. She may own said property but you are paying to live there and have a right to be given ample notice. I would check with your citys landlord/tenant department.
