In September I had a tenant that was complaining of water leaking and a mold issue. I looked at the problem the next day. I called a plubber to take care of the leak, 4 days. 3 days more I tore down the ceiling to let it dry out. She stoped paying me because she stated her daughter was having problems with the mold. She tried to get the state to help her, they would not. She did not pay rent for September and broke the lease by moving out on October 6th, which she told me she was going to do about 30 days earlier. Nothing in writing. I found another tenant and fixed the ceiling on October 6th. A total of 2-3 weeks from when I found out there was a leak and Mold.
12/19/07 I sent her a form to pay up, or I will take action.
My question is does she have a good reason to not pay me?
