Hi folks, I'm a single mom of 2 boys, and have had my resourses cut off ( significant other), thus I'm now late in my novembers rent payment, and cannot pay for december comming up, and probobly Jan. I will be getting child support in Jan ( thats my court date) but i'm sure I wont see payments till feb........i'm currently working with different organizations to try to help me the arrears of my bills, ie: rent, electric etc..... but if I fail gatting help, what is the approximate timing on my behalf for eviction of me and my 2 kids to have to leave and find either a shelter, or a place to live? Thanks for any help !!!

Eviction laws vary by state and you failed to state yours however her is example

. Notice to pay rent or quit

. Service for unlawful retainer

. court for unlawful detainer

. judgement in favor of Landlord

. Notice by marshalls on door to vacte with (? numbers of days)

. If still in home by that day marshalls will toss you and your belongings out and lock you out.

The time frame varies depending on state and court calanders. Expect it to take a min of a month. However beign evicted will make finding a new place nea rimpossible

I'm currently in Massachusetts..... I have been it ouch with my land lords, and have told them my problems, however I cant excpect them to wait forever for me, and I really dont blame them.... this was a problem out of my control, and i am trying to rectify immediatley... thanks for your response!!

none yet, because she is working with me, but I dont have answeres yet to give her.... about help etc... i'm scared she's gonna get mad and start.... infact one organization said they couldnt help me till I get a " FIRST INTENT TO EVICT' I said thats why i'm here....not to get evicted...oye, do I ask my landlord for such a thing?

I understand but that how those groups work. When yo get the pay rent or wuit notice then process has begun. Depending on state laws, how busy courts are and how quick landlord acts you will have at least a month from date of notice. Once you are given notice you will have X amount of days to pay rent or quit. If you do nothing and stay then Landlord will need to go to court to seek unlawful detainer. Then Landlord will need to serve you. You will have a chance to answer the unlawful detainer (although what can you say) a court date will be issued and you will appear in court. Judge will not doubt rul ein favor of landlord and tell you you must leave. At some point after that court date (could be days or weeks) Marshalls will pin note to your dorr telling when they are coming to remove you. (Leave before that date please) This process time frame can vary as stated but it will take at least one month likely longer

thank you !!!......during the x-mas season as it is I am a bag of nerves...
and your right, with an eviction on my record how will I even think about finding a new place to live,,,,,, oh jeeeshse...:confused:
