Our tenants moved out after 1 year lease agreement without first giving us 1 months notice. Their lease was up on 10/31. Its' now 11/21 and we have not received any rent money ofcourse and 1/2 their stuff is still there. We changed the locks on 11/19 since there had been no response to the notes we had left for them and the property seems to have been abandoned. What should we do with all their stuff since we need to rent the place out again and need to get the things out of there?

I can think of several cases, and unfortunately, you don't know which case is true:

- They moved out on time, but could not afford to move all of the property. They left it behind for you to do what you want with it.

- They still want the stuff, but can't get transportation for it.

- Something happened to keep them from coming back (auto accident?).
