View Full Version : Question!! How can you get rid of a roommate-month to month oral agreement?? Connecticut

I rented a room to a male and female couple.
This is a verbal, month to month situation.
No lease.
They have use of everything I own.

The female copped an attitude and there is a lot of friction between us. She is very disrespectful, very rude, and ignores me when I try to greet or speak to her. Now she's deliberately interfering with my commands to my 3 year old granddaughter.
She walks by me like I don't exist, and during a dissagreement, she actually told me to "Shut Up!" In my house!!!! It was all I could do to hold back from jumping all over her.

This is making my household very stressful, as I have two sons.
This is my apartment.

Her rent is due on the 3rd of every month, but she makes me wait till the 5th, which is ok. I always pay the rent by the second anyway, so I pre-pay thier share evey month.

She paid me the rent on the 6th, but only when I requested it.

I want to tell her I want her to leave. I want to tell her that she has 30 days to move out.
I have her security deposit which is one half of the total rent.

How do I get her to move???? Do I give her 30 days notice and then tell her starting next month they pay me weekly until they find another place??

I feel bad, because her boyfriend is real cool, and he feels she is wrong, but, he's relunctant to be involved...I can understand that! But if she goes, he has to go too!

This could get ugly real fast and since you are inexperience in dealing with tenants I would recommend that you get an attorney to handle this for you. In the meantime take plenty of pictures of the apartment in case she trashes it before she leaves. Generally a 30 day notice is required, but you will have to look up your state statutes as they do differ. In the meantime try to get as much information about them as you can such as where they work and their SS#s. Be careful that you don't do anything that may be considered illegal and can be used against you. I would buy a hidden camera and install it where it can capture the most damage if it comes to that.

Fortunately, an insurance assessor was here on Wednesday and took photos of the apartment, so, if they give me trouble about letting me in their room, I already have access to photos, and a reputable witness of the date and times when the photos were taken.

I plan on giving them a notice to quit on the 15th, giving them 30 days to move (by March 15, 2007. I will give notice that starting March 1st, they will have to pay weekly, until they move, or, they may have the option to stay using thier half rent's deposit for two weeks, and thereafter, pay the weekly rent. If they do not pay weekly, I believe I can then start an eviction for non-payment. I just hope they don't feel that they can stay in my apartment without paying rent if an eviction does take place.

Please advise if this would be a good idea.
