I live in Fairfax VA, I’ve signed a one year lease for my apartment, and 3 months into the lease I’ve been laid off work. I’m considering terminating my lease to move-in with friends until I find another job. I may also have to leave the country if I don’t find another job within a specific time period, because of my work authorization. The condition to terminate the lease in addition to a month’s notice is 2 months rent in advance + a refund my move-in special discount, totaling to almost $ 4000/-

Is there any clause to terminate a lease on account of loss of job/ move out of country / new workplace outside a specific mileage radius etc.?

Can the leasing office charge me for two months rent in advance if they find a prospective tenant within the two months they are charging me for (i.e. charge twice for the same apartment).

If the lease is for a fixed period of time, such as 1 year, it may contain provisions for early termination. Otherwise, the lease expires at the end of the term, unless the parties agree to earlier termination. Tenants who are on active military duty or are civilian employees with the military may be able to terminate their lease early.
