View Full Version : Frustrated in Florida

I moved to the property 3 years ago. Landlord approached me that he heard i was looking for a place to rent. I looked at the property, which was really run down. He said that he had some problems with previous renters and they had pretty much tried to destroy the place. I do home repairs and he offered reduced rent with the option to rent to own, and i would agree to fix up the house with him suppying the materials, in exchange for rent. I agreed
with the stipulation that I would want to move my wife and kids in with me in 2 or 3 months from then. I gave him numerous material lists for materials needed. Wife & kids moved in as scheduled, still he supplied nothing that was agree' upon. He called a meeting with me and family and promised that he would at least get the flooring/carpet before Christmas. Never happened.
Then he got a new Escalade, and proceeded to boom us out with his car stereo repeatedly. I went to talk to him about this and he laughed, reminding me that he owned this property. He called me a liar, racist, whatever. He lives next door and parties every weekend and is loud with the boom. No lie, his loud music pretty much shuts down my whole family. Can't hear the tv, can't go to sleep. If I call and ask him to please turn it down some, he gets negative and nasty. I have threatened to move, and each time he comes and wants to talk reason, to which i complain and give in and pay him. he agrees to fix the house and turn the music down. Now i have resorted to calling the sherriff. He'll kiss up to the sherriff and about 5 min after the sherriff leaves he turns it back up. so i call em again.
this is getting old and am in the process of moving, but, I want to fix him where after i am gone he can't do this to someone else. He has responsibilities as a landlord that he is not willing to perform. the house is getting so bad now that the housing authority would probably say it is unfit for human habitation unless some repairs are made.
Can anyone give me some advice as to what steps i should take to show him that there are rules & regulations besides collecting rent, that he has to follow. Thanks!

The rental market has a way of rectifying matters. Those that have the cash will not rent from him. Those that through the lure of cheap rent due to circumstances of their own doing or by chance will accept the living conditions presented to them. Yes, you may say he is a slumlord, but he is catering to a different market of renters. For 3 years you have put up with the disrepair of the property and probably have saved quite of bit due to the reduced rent. Now is time to move on with a new found knowledge of thoroughly checking out the property before you move into it. Remember that once you sign a lease you have taken away the incentive for some landlords to keep the promises of the repairs that the property is in need of.
