We are renting a home in Michigan. 2 days ago the sherriffs department came and posted a notice of foreclosure on the front of the house. We had no idea that this was happening. I knew that her husband had been out of work, but I didn't realize they hadn't been making the house payments.
According to the notice, the house will be sold at the court house on January 18, 2007.
We are really not sure what we are supposed to do. I emailed our landlord and she said she is supposed to meet with the mortage company tomorrow to she what her options are and try to resolve this. But that part of the resolution would be raising her payment another $100 and she can't afford it, so I'm not sure she is going to be able to do this.
We are planning on moving, I really don't want to be in the middle of a mess. Can you tell me what happens after the house is sold? Do our landlords automatically lose the house? How long will we have before we HAVE to leave? Will we be obligated to allow potential buyers into our house?
Any other info you might have would be very greatly appreciated.

see what your landlord can do first, there are many options other than foreclosure....in some states they give the owner 3 days to vacate....and for rental properties they give the tenants 30 days....no you do not have to let anyone in your house.......unless your landlord sells the house and ive seen it in leases that you have to let potential buyers in the house.....call a lawyer to make sure this applies to your state.....

Start looking for a new place to live right now. Your rights are few if any and your notice to vacate may be a short as 24 hrs. Do not wait till the last minute.

Got a message finally from the landlord. Shes says that they are still trying to work something out with the mortage company and that "it takes quite a while for foreclosure in Michigan, like up to 12 months"
I don't see how it can take 12 months when the notice states that they only have 6 months for redeemption after the sale. I don't think she realizes I've been doing my own research and is trying to keep me in the house.

There is a difference between a bank foreclosure and foreclosure due to non payment of taxes. Since there appears to be a mortgage, I would think this is a bank foreclosure. If the bank is not being paid by the owner it will foreclose and assume full ownership then proceed to evict the tenants according to the Michigan defined notice requirements. (whatever they might be in foreclosure cases) Once this is accomplished the sale of the house in the courthouse steps will follow. Very few people would bid on a house that is tenant occupied. It would appear that since foreclosures take so long, the landlord can continue to accept rent, pocket the money and not pay the bank. At some point all hell will break loose and stuff will happen. You as the tenant are still obligated to continue to pay the Landlord regardless what she/he does with the money or risk being evicted by the landlord.
Forgot to mention that since the sheriff has already been by, you must be at the end stages of foreclosure.
