if not happy with realtor can i terminate the contract?

what type of contract? is it a listing contract or representative contract? if its a listing, read the contract carefully, however most of the time yes you can but if anyone they have shown the house to ends up buying the house you owe the commission. I would contact that realtor's broker and voice my concerns.
