Help please. Need information on breaking a lease in Texas. My son agreed to rent a house from a private individual. He put down $900.00 as a deposit and the landlord told him that it could be applied to the last months rent when he got ready to leave but they would have to wait and see. He also asked for $900 up front for the first months rent. All of which was paid in cash. The next day my son lost the baby sitter he had for his son and couldn't find another one in the area where his house was located. At the same time his xwife was taking him to court to raise his child support. To make a long story short he didn't think he was going to have the money for the rent each month so within three days of signing the lease he notified the landlord that he was cancelling the rental of the property. The sign never left the yard advertising it for rent. He never received the keys to the property or took possesion. Is he entitled to any of his money back? It has been 90 days now and all that was returned was $250.00. Thanks for any help you can give.
