I recently received my security deposit back minus $750 for a new bedroom-to-deck door. I would like to know if this is considered reasonable wear and tear and if this charge is justified. I lived there for nearly five years and from the beginning noticed a fairly large gap in the bottom of the door from which I could see light coming in and which would allow cold air in during winter and hot air in during summer so I stuffed it with a piece of foam. The condo was approximately 13 to 15 years old and I left it in immaculate condition: spotless carpet and walls with no holes (I spackled then painted), sparkling bathrooms, windows, etc. and took extraordinary care of the place going so far as to order appliance parts which were broken prior to my moving in, steam cleaning window and sliding door tracks, having a carpet person come in to stretch and smooth out the ripples in the carpet, hiring a handyman to replace the leaky bathroom faucet and more. On hindsight, I suppose I could have called someone to look at this, but I certainly do not feel that I have been negligent. Any comments or advice?

Something seems wrong if the door was otherwise ok... Do you have any documentation showing the door was the same as when you moved in?

Much to my surprise, I actually found the photos of the damage (which I thought were hopelessly lost) taken shortly after I moved in. These photos show a rotting area in the wood at the bottom of the door. I am wondering if this is enough proof since anyone can take photos at anytime; also, I did not mention that I was an exemplary tenant: I always paid rent on time, (actually a few days early since I used web bill pay set up as recurring payment) took care of things on my own including contacting the home owners association to take care of repairs and keeping the place impecably clean. ???
