my parents 78 and 85 yrs old, want to live in their house, pay taxes and ins. but want me to own their house so that is can not be used as an asset and lost if they incur hostipal and / or nursing home expenses beyond their cash, savings and medical ins limits. They also do not want the property taxes to go up, they pay about $650.00 a year now with homestead. Any ways to accomplish all this?

The problem with transferring assets to family members is that there is a lookback period and penalties for such transfers if they end up needing Medicaid before the lookback period expires. I would suggest that your parents consult an attorney who specializes in elder law/Medicaid planning.

Ditto to marketeer; I also suggest you consult an estate planning attorney that may have some ideas about asset protections; often trusts are used as a form of life planning and asset protection, but the biggest problem is time and not knowing how long they will live and whether any triggers will happen that might invalidate any transfers
